The Deposit

Your first step is to submit the deposit on our site. Your deposit is fully refundable within 24 hours. All payments are secured and encrypted for your security. In addition, we do not store your credit card information. Once your deposit is received, you will get a payment receipt and the property will be reserved for you. Below outlines the detailed processes for both cash purchases and owner financing purchases.

Cash Purchases

Once a deposit is paid, you will receive a Real Estate purchase agreement from our closing coordinator. You have an option to sign a contract electronically.

After the contract is signed, the remaining balance is due within 10 days. Payment options are Wire transfer, Direct deposit, ACH transfer, Cashier’s check, Venmo or Zelle. Payment instructions are provided along with the contract.

When full payment is received by our office, you will be emailed a confirmation. The deed is drafted and sent to you for proofreading.

Once the deed is approved, we will file the documents with the county to transfer ownership of the property to your name. Copy of the deed will be emailed to your first, and once your deed is recorded it will be mailed to you for your records.

Owner Financing

We own each property we sell and we finance the land through our company. There is no approval required and no credit check.

Once a deposit is made, you will get a contract from the closing coordinator. You can sign a contract and choose the term electronically.

After the contract is signed and the term chosen, we will prepare a Legal Agreement for Deed and mail you an owner financed package via express mail.

The legal Agreement will have to be signed by you in front of a notary and mailed back along with your first month payment.

Your first monthly payment will start in about 30-45 days from your initial down payment. All invoices are emailed to you on a monthly basis and you will have several payment options to make your monthly payment.

All property taxes are prorated monthly and added to your monthly bill.

There is no prepayment penalty. As soon as the property is paid in full we will transfer ownership to your name and file the deed with the county at no expense to you.

Getting started

Can I buy land with no credit check?

Yes. We don't check credit history. Everyone qualifies — no application, no waiting for approval. You pick the property, put down a deposit, and you're in.

How much is the deposit?

Most properties require $500 down. Higher-value properties may require $1,000. The listing page always shows the exact deposit amount before you commit.

Is the deposit refundable?

Yes, within 24 hours. After that, the deposit is non-refundable because the property is pulled from the market and held exclusively for you.

When does my first monthly payment start?

You'll have at least 30 days between your down payment and your first monthly payment. You won't be paying both at the same time.

Is this like a rent-to-own model?

Similar idea. You make monthly payments toward ownership, and the deed transfers once the balance is paid in full. The difference: you're buying real property under a recorded land contract, not renting.

Is owner-financed land a safe way to buy property?
